The Process:

  • As required by the I.R.S. our valuation professionals will conduct a detailed site inspection itemizing each component that is to be part of the valuation study.
  • Once the inspection process is complete we will classify the components into the  appropriate 5, 7 or 15 year accelerated depreciation category.
  • Our experienced staff will conduct the necessary cost research utilizing acceptable approaches and sources to arrive at reasonable and accurate construction costs.
  • A final Certified Report will be issued to you summarizing our findings and including our detailed inventory for use by your accounting professional.

It is important to know that most accounting firms do not have the qualified construction cost estimating personnel to do this type of study.  Their solution is a random conservative percentage allocation for longer terms.  This approach is not truly beneficial to the client.
